Maintenance Issues

​From our Wellington Court Estate walkaround on September 16th, 2025:

  1. SEA WALL: Pointing needed along the entire sea wall and along Westfield Park wall that’s against up to Summerhouse. Requesting quotes. 2 days work. 

  2. BEACH STAIRS: A welder Al Gerrard has been contacted to come and work on the stairs to make sure they are safe. £200. We will knock off rust with a chip hammer and use QRust etc. to clear up structure. 

  3. POND: This is doing well thanks to Ray and Aly.  Just need to clear up grasses around pond. 

  4. SUMMER HOUSE: This needs re-coating. 

  5. PATHWAY TO SUMMER HOUSE - needs clean up. (Paul and Ray have been in the process of doing this - thank you!) 

  6. FENCE REQUIRED: Getting quote for fence (matching the one that runs along the path to the summerhouse) so to make drop down area from communal garden outside Flat 4 to Flat 5’s patio safe.

  7. REMOVE IVY along that wall of Flat 5’s patio. 

  8. Ivy remnants exist on main Wellington Lodge house from when painters came and did not remove ivy before painting and instead they painted around it. 

  9. FLAT ROOFS all around the estate need to be inspected. 

  10. DRAINS: All drains to be cleared around the estate - Gen is doing this. 

  11. SIDE PATH FROM CAR PARK TO FRONT LAWN: a) A light is not working (should come on with Estate lighting). This is to be replaced.  b) Remove Ivy on Westfield Park fence (Jim has offered to do this with Gen).  c) do concrete posts to reenforce the fence posts that have rotted away (GET QUOTES)

  12. HOUSE GUTTERS AND ROOF Of MOSS - quote received of £275 for Coach House. Request to include Flats 16 and 17 roof as well.  This has also been added and this is now in action. It has come to our attention that the gutter above flat 10 in the main building may also be blocked. We are currently requesting quotes for this. 

  13. CAR PARK: The car park needs a jet wash oil leaks/stains in car park.  Jim and Gen have agreed to do this. 

  14. CAR PARK: WEEDS are coming up in between paving stones - use white wine vinegar mixture/in spray bottles. This is in the process of being sorted out within the next few weeks. 

  15. WEEDS: All the weeds around walls, garages etc - need to be removed. 

  16. GARAGES: soffits to be treated with Ronseal Wet Rot filler (JIM) and paint (Jo has offered to paint too)

  17. FOUNTAIN: Once hose pipe ban is lifted, Gen will clean out and will get it started up again.

  18. TREE TRIMMING: The main tree in the car park has been trimmed (courtesy of Paul) but there is still bush trimming needed in car park by Flat 16/17- Paul, Jim and Gen will remove (same with any other areas that need trimming back).  The trees behind the coach house are the responsibility of our neighbours, the Watsons. A letter has been sent to them requesting for them to do their annual trim. The trees along the pathway near the summer house, need attention. We have had complaints from Westfield Park neighbours so we need to address this. 

1) Roof tile repairs and gutter clearing is in the process for the entire Coach House and flats 16 and 17.  Once this is done, we will address the roof tile repairs and more immediately clearing the gutters on the main Wellington Lodge building, including the two bungalows. Date tbc. 
2) Al Gerrard, welder, is coming to weld the beach steps to make sure they are safe. 
3) Jim is going to fix the garage soffits. Date tbc. 
4) Pointing required to fix the sea wall. Quotes being obtained so date tbc. 
4) Gen is going to clear the drains and start on the weeding. (week beginning 22nd Sept. Volunteers are always welcome!)
5) Gen is going to start on removing the ivy against Flat 5's patio - again, volunteers are welcome. (week beginning 29th Sept.)

Bins:  Tuesday mornings: (alternate weeks for Black bin bags and white recycle bags). 
Food waste bin is provided.
There is no garden waste bin. Garden waste (as well as any other waste, recycling waste that cannot fit in a black or white bag) has to be taken to:

Lynbottom Household Waste Recycling Centre, Briddlesford Road, Newport, PO30 2PD.

You must book an appointment on their website: www.iow.gov.uk/hwrcbooking/book

Any old/disregarded furniture cannot be left by the bins unless you have arranged for a separate collection by the council. 

Cleaning: Wednesday or Thursday mornings by Ruby.

Gardening: This is currently a voluntary system by the directors and any willing residents. Any scheduled works will be listed above. Many thanks to Jim for donating his time and van for any tip runs needed. 

Pond maintenance: Ray from Flat 17 has very kindly taken charge of keeping our pond in good order. He has installed a new pump system which filtrates the pond a lot better than our previous system. Alyson from Flat 12 has very kindly volunteered to help out Ray here by feeding the fish and notifying Ray and the directors of any issues there might be with the pond.  Thank you to Tasha for the additions to the pond which help with the clarity.
