Hello all! We hope you all had a great summer. It was lovely to see many of you at the WellieFests over the summer months, as well as those of you who popped down to the Island to enjoy some sun and beach time.


We had a great time celebrating recent Wellington Court residents Rob and Violetta's wedding out on the front lawn with some great music from our resident musicians, Jim and Ruby. We'll pop some photos in the gallery so please take a look.


Heading now into Autumn we want to give you all an update on the affairs of Wellington Court.


Hopefully you are all now receiving regular up to date statements from Accounts in relation to your service fees. If there are any questions regarding this, then please contact us at info@wellington-court.co.uk. We have included a financial update at the end of this newsletter, so please take a look.


LEASES: As you all know we have been looking into extending the leases for all the apartments here at Wellington Court. The lease extensions are progressing. We had to reconcile the title plan deeds back to the boundaries that are filed at Land Registry and that stage is now complete. We need 100% approval of leasesholder approval, so it would be prudent to await the completion of Flat 7. The outline proposal is with the lease advisory service for checking and any comments. We are confident we can move ahead with this in the near future and will keep you all posted.


CLEANING: Ruby has been doing a marvellous job of cleaning all the interiors of Wellington Court, and we're sure that you can smell how amazing everything smells when she has been! Thank you Ruby! Ruby wanted to apologise as she coulnd't lean this past week as she has an extremely bad back. She has an appointment this week, so hopefully will be feeling well again soon. In the meantime, this is in the process of being done this weekend.


MAINTENANCE: This week, the directors of Wellington Court walked around the estate looking at everything that needs to be done. We will list these down on the maintenance page and let you know what is being done about each item. If there is anything that you have noticed, please let us know. For instance, Andy of Flat 10 has mentioned about the gutters being most likely blocked at the top of his section of the roof, and this is now being looked into and on our work list. We'd like to give a few shout outs to residents and helpers who have been volunteering their time around Wellington Court. Thank you to Ben (Jo and Chris' grandson) for mowing the lawn; Ray and Alyson for maintaining the pond; Ruby for all her amazing cleaning; Tony & Carole for keeping us updated on the timing of the estate lights; and to Jo for always keeping the ivy at bay and for always cleaning up the palm fronds around the Wellington Court entrance.


FINANCIAL UPDATE: Following the issue of individual Shareholder statements 15/08/2025 and then the issue of the Management Accounts 20/08/2025, our financial position has considerably improved:

1) Our current bank balance being £8,878.60 as at 18/09/2025.

2) Our seriously overdue Debtor balance has been reduced, leaving only one Shareholder with debts outstanding from last year.

3) We have also confirmed that JREM had prepaid for both our Buildings Insurance cover up until 24/04/2026 and our Company Insurance up to 07/05/2026.

4) During this period, any works completed around the site have been paid for directly by donors as well as by individuals providing their time/services for no charge.


Due to this financial improvement, the Directors are now in a position to instruct  contractors to undertake priority maintenance works and make plans in relation to planned maintenance requirements.


Company Secretary Update

FLAT 7 Purchase: LPE1 for Flat 7 was completed and returned to the Solicitors along with the required supporting documents on the 04/09/2025.
